Investment Property in Whitehall

Numbers before emotion, and an honest read of the property. When it does not work, I say so.

Four Waters Means Four Different Holds

A Whitehall address can mean White Lake and the channel, the White River, Duck Lake, or ground five miles west toward the Lake Michigan shore.

For a purchase meant to be owned a long time, that split matters more than it does for somewhere you are buying to live in now. You are not only buying what appeals to you. You are buying what will appeal to whoever you eventually sell to, and those four do not attract the same person.

One local fact narrows it sharply. A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan. For the slice of buyers who want open-water access, that difference is permanent and it is not something a future owner can improve their way out of.

Knowing which of the four you are holding is the difference between a considered position and an accidental one.

Walkable Is a Durable Advantage

Goodrich Park and the municipal marina run along the water downtown, and being able to walk to them is one of the few advantages here that does not depend on what you do to a building.

That is worth noting for a long hold specifically. Kitchens date and roofs wear out. Position does not change, and it keeps working whether the property is being used by you, let out, or simply sitting.

It generally costs more per square foot than the equivalent further out, which is the trade. Whether that trade suits your plan depends on the plan, and on numbers that belong to you and your accountant rather than to me.

What I Read Before You Commit

Which water it is on first, because everything else follows from it.

Then usable frontage against the recorded figure, depth where a dock would sit and whether one is permitted, whether it is municipal service or a well and a septic, since that changes what it costs to run rather than only to buy, what the building will need over years rather than months, and what the road is like in February.

Where short-term letting is part of the plan, the township rules come first and that is on its own page.

More than $4 million in closed sales over my last twelve months, up from under a million the year before. I was born here and have lived here my whole life.

This describes the property questions I check. It is not investment, tax or legal advice, and nothing here is a projection of returns. Those are for your own lender, accountant and attorney.

Before You Commit

Tell me how long you expect to hold it and whether it needs to earn from the start. Those two answers point at which part of this town you should be looking in.

More about the town is on the Whitehall area page, the wider approach is at investment property, and the water side is at waterfront in Whitehall.

Frequently Asked Questions

Does it matter which part of Whitehall I buy in?

For a long hold it matters a great deal, because you are buying what a future buyer will want rather than only what suits you now. The four waters here attract different people, and the dam under the Scenic Drive bridge permanently separates the ones that reach Lake Michigan by boat from the ones that do not.

Is paying more to be walkable to town worth it?

It is one of the few advantages that does not depend on what you do to the building, which is why it tends to matter on a long hold. Kitchens date and roofs wear out; position does not change. Whether the premium suits your plan is a numbers question for you and your accountant.

What should I be checking that I would not on a home to live in?

Mostly the time frame. What the building will need over years rather than the next twelve months, what it costs to run rather than only to buy, and whether the thing that makes it attractive is something a future owner could replicate. Those change which properties are worth considering at all.

Whitehall

What investment property looks like in Whitehall

Four waters on one address: White Lake and the channel, the White River, Duck Lake, and Lake Michigan five miles west of the city.

Whitehall and Montague together are what locals call the White Lake area, one place with two names on opposite shores. Whitehall is the south side, with Goodrich Park and the municipal marina running along the water downtown.

One fact decides a lot of purchases here. A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so Duck Lake reaches the big lake as water and not as a route. White Lake does, through the channel.
