Investment Property in Twin Lake

Numbers before emotion, and an honest read of the property. When it does not work, I say so.

This Is Often Where a First One Happens

Entry prices around these inland lakes sit below the big lake, which makes this where a lot of people make a first purchase of this kind rather than a fifth.

That changes what is worth saying. Somebody adding to a portfolio has a view already. Somebody doing this for the first time is usually weighing whether to do it at all, and the honest answer is that it depends far more on how long you intend to own it than on any single property.

A short hold and a long one are different purchases and sometimes different properties. Being clear about which you are planning is worth more at this stage than comparing two listings.

What Decides Value Here Is Not the Building

Around these lakes the thing that most affects what a property is worth over time is how it relates to the water, and it is the thing least visible in a listing.

Some parcels touch the water. Others reach it over a shared easement, a deeded right or a walking trail. All of them get described in the same language, and they are worth materially different money both now and whenever you come to sell.

For a purchase meant to be held, that matters more rather than less, because you are buying the thing a future buyer will be checking. A building can be improved. The way the parcel reaches the water generally cannot.

Which lake also counts. Big Blue Lake is the deepest inland lake in Muskegon County and the others are their own propositions, and those are not interchangeable to the person who eventually buys it from you.

What I Walk Before You Commit

I walk the route to the water and time it rather than estimating, and I read whether the right is deeded to the parcel, an easement or an association membership.

Then which lake it actually reaches, usable frontage against the record, the bottom and the depth where a dock would sit, what the building will need over years rather than months, and what the access is like in winter.

Where letting it out short term is part of the plan, what the township permits comes first, and that lives on its own page.

More than $4 million in closed sales over my last twelve months, up from under a million the year before. Reading parcels and walking access is the work I am known for.

This describes the property questions I check. It is not investment, tax or legal advice, and nothing here is a projection of returns. Those are for your own lender, accountant and attorney.

Before You Commit

Tell me how long you expect to own it and whether you intend to use it yourself at all. Those two answers narrow this faster than a budget does.

Frequently Asked Questions

Is this a reasonable place to buy a first one?

Entry prices here sit below the big lake, which is why a lot of first purchases happen around these lakes. Whether it suits you depends far more on how long you intend to own it than on any individual property, and that is the question worth settling before comparing listings.

Does the access type matter if I am holding long term?

More rather than less, because you are buying what a future buyer will be checking. A building can be improved; how the parcel reaches the water generally cannot. Frontage, a deeded right and a shared trail get described almost identically and are worth very different money whenever you come to sell.

Can I use it myself some of the time?

Plenty of people do, and it is worth saying at the start because it changes what to look for and sometimes how the purchase is treated. How personal use affects your particular position is a question for your accountant, and it is one worth asking before you buy rather than after.

Twin Lake

What investment property looks like in Twin Lake

Several connected lakes and a quiet town, where the real question is whether a parcel touches the water or reaches it over shared ground.

Twin Lake itself is two lakes rather than one, and there is Middle Lake, West Lake and Big Blue Lake, the deepest inland lake in Muskegon County, with smaller ones between them. They are a short drive apart and they are not interchangeable.

Some parcels run down to the water and others reach it over a shared easement or a walking trail. Both get advertised as lake access, they carry different rights, and no photograph tells you which one you are looking at. I walk the route and I time it.
