Buying a Vacation Rental in Twin Lake, Michigan

The township rules come before the house, because they decide whether you own an asset or a second home.

A Proven Market Rather Than a Theory

Short-term rentals are established around these lakes. People are already doing this here and have been for years, which makes it a different kind of decision from being the first to try something.

That cuts both ways and both are worth knowing. If you are buying to rent, the demand is demonstrated rather than hoped for. If you are buying to live, it is worth knowing which stretches turn over every week in July before you commit to one.

It also means the rules matter more, not less. Township by township, and they do change. A market where a lot of people rent is a market where regulation gets revisited.

What Your Guest Actually Gets at the Water

This is the question that decides a Twin Lake rental, and the listing photographs will not answer it.

Some parcels run down to the water. Others reach it over a shared easement or a walking trail. Both get advertised as lake access. For an owner that is a rights and value question. For a guest it is the entire holiday.

A guest who booked a lake place and finds a twenty minute walk to a shared strip, with a cooler and two children and a dog, writes the review that costs you next season.

So I walk it and I time it. The last one came back at twenty-three minutes and nine tenths of a mile. That number is not on any plat map, and it is the single most useful thing you can know before you write an offer on a back parcel here.

Shared access is not disqualifying. Plenty of people rent happily from one. It just has to be described honestly in the listing, and priced as what it is.

In their words

In their words

I had a very specific idea of what we wanted. An unspoiled piece of lakefront land on a wooded lot. I quickly learned that finding such a property is like looking for a needle in a haystack. Tamara diligently stayed on the search for our dream property and was always on the lookout for us... When that perfect property finally came up, Tamara knew it was the one. She called us from her car urging us to come up and see it immediately.

Which Lake, and the Saturday Around It

Twin Lake is several lakes close together rather than one. Twin Lake itself is two lakes, plus Middle Lake, West Lake, and Big Blue Lake, the deepest inland lake in Muskegon County. Depth, bottom and how built up the shore is all vary, and guests notice.

What a guest does with a day here is straightforward and it sells well. Twin Lake County Park is a Muskegon County park with about eight hundred feet of frontage, a playground, picnicking and swimming, and it sits right behind the Overboard Inn, which is the breakfast place people go out of their way for. The market is down the road.

Breakfast, pick up what you need, then the park or the boat launch. That is a guest book entry that writes itself.

M120, which everybody here calls Holton Road, runs to the Muskegon area one way and Fremont the other, about fifteen minutes to the highway.

What I Check Before You Offer

What the township permits for that specific parcel, first, before we spend time on houses.

The route to the water, walked and timed, if it is not frontage.

The bottom where a guest will go in, which decides whether your listing photos match the experience.

Parking, and whether the access point has any.

How many other properties share the same access, because in July that is a queue.

And no invented yield. You get an accurate description of what the property is, so your own numbers rest on something.

Before You Offer

Tell me the lake and the guest. I confirm what is permitted on that parcel, walk the water route, and give you the number rather than an impression.

Frequently Asked Questions

Are short-term rentals established in Twin Lake?

Yes, they have been for years around these lakes, so the demand is demonstrated rather than hoped for. That also means the rules get revisited: they are set township by township and they change, so check for your specific parcel rather than assuming from a neighbor.

Does shared lake access hurt a rental?

Only if the listing is unclear about it. A guest who booked a lake place and finds a twenty minute walk to a shared strip writes the review that costs you next season. Described honestly and priced as what it is, plenty of people rent happily from shared access. That is why I walk the route and time it before you offer.

Twin Lake

What vacation rentals looks like in Twin Lake

Several connected lakes and a quiet town, where the real question is whether a parcel touches the water or reaches it over shared ground.

Twin Lake itself is two lakes rather than one, and there is Middle Lake, West Lake and Big Blue Lake, the deepest inland lake in Muskegon County, with smaller ones between them. They are a short drive apart and they are not interchangeable.

Some parcels run down to the water and others reach it over a shared easement or a walking trail. Both get advertised as lake access, they carry different rights, and no photograph tells you which one you are looking at. I walk the route and I time it.
