Buying a Vacation Rental in Montague, Michigan
The township rules come before the house, because they decide whether you own an asset or a second home.
Which Water Your Guest Wakes Up On
Guests book the water, and in Montague the water is three different products.
Lake Michigan, out along Old Channel Trail. Open water, big sunsets, beach. The thing most out-of-state guests picture when they type West Michigan into a search box.
White Lake and the channel. Calmer, and it has a route out to the big lake, which matters enormously to a guest bringing a boat.
The White River. Quieter again, paddling rather than powerboats, and it changes through the year.
Those attract three different bookings at three different rates. Before anything else, decide which guest you are buying for, because a listing that is unclear about which water it is on converts badly and collects disappointed reviews.
The Rules Come Before the House
The most expensive mistake in this category is doing it in the wrong order: find the cottage, run the numbers, buy it, then learn what the township permits.
Short-term rental rules here are set township by township and they are not the same everywhere. Two houses ten minutes apart can sit under completely different regimes, and rules change, so a place that was fine to rent three years ago is not automatically fine now.
So the order that works is: establish where you are allowed to do what you want, then look at houses inside that. I check it as part of reading a property, for that specific parcel, not for the neighborhood.

In their words
I had a very specific idea of what we wanted. An unspoiled piece of lakefront land on a wooded lot. I quickly learned that finding such a property is like looking for a needle in a haystack. Tamara diligently stayed on the search for our dream property and was always on the lookout for us... When that perfect property finally came up, Tamara knew it was the one. She called us from her car urging us to come up and see it immediately.
What Fills the Weeks When the Weather Turns
This is where Montague quietly beats a lot of the lakeshore, and it is the part that decides your shoulder season.
A property with only a view empties the moment it rains. One with somewhere to go keeps its booking.
The Book Nook, Lipka's and the library sit on the same block, so a guest can park once and spend an afternoon: a bookshop that is also a cafe with food, and an old pharmacy still making milkshakes and malts the proper way. Twisters in the Montague Foods parking lot does an extreme shake of the week.
The Hart-Montague Trail starts in town and runs twenty-two and a half paved miles north to Hart. It was Michigan's first paved rail trail. Bikes in the garage are a real amenity on a listing here.
And the one almost nobody knows: park at Meinert County Park, walk a quarter of a mile up the Lake Michigan beach, and there are stairs into the dunes. That is Flower Creek Trail, signed at the bottom as the John J. Helstrom Dune Ridge Trail. Put it in your guest book and you will be the only listing that has it.
What I Check, With a Rental Eye On It
I read the property the way a guest will experience it, not the way a listing photograph presents it.
The water access as a guest arrives at it. Frontage, or how far the walk really is, because that is what a review is written about.
Parking. Underrated, and it caps how many people you can take.
What is next door that the photographs cropped out.
The road in every season, if you want anything beyond summer.
And the honest number. I will not hand you a projected yield, because I would be making it up. What you get is what the property actually is and is not, so the numbers you build are built on something real.
Before You Offer
Tell me the water and the guest you have in mind. I confirm what the township permits for that parcel, then go and read the shortlist in person.
More on the town is on the Montague area page, the general rules are at buying a vacation rental, and the water itself is at waterfront in Montague. Next door, Whitehall is the other half of the White Lake area.
Frequently Asked Questions
Can I rent out a Montague property short term?
Sometimes, and it depends entirely on the township. The rules are set locally, they genuinely differ between places a few minutes apart, and they change over time. Never assume a property can be rented because a neighboring one is. Check for that specific parcel before you offer.
Which water rents best here?
They rent to different guests rather than better or worse. Lake Michigan out along Old Channel Trail is the open-water, big-sunset booking. White Lake is calmer and has a route out to the big lake, which matters to a guest bringing a boat. The White River is quieter again. Decide which guest you are buying for before you shortlist anything.
What keeps a rental booked outside July?
Somewhere to go when it rains. Montague does better than most of the lakeshore on this: the Book Nook, Lipka's and the library on one block, Twisters for the shake of the week, and the Hart-Montague Trail starting in town and running twenty-two and a half paved miles north to Hart.

What vacation rentals looks like in Montague
Three waters in one town: White Lake and the channel, the White River, and Lake Michigan out along Old Channel Trail.
Most people searching Montague are picturing White Lake, and White Lake is a third of it. The White River flows into it and carries its own frontage, and a Montague address reaches west to Lake Michigan itself out along Old Channel Trail.
Those are three products with three sets of questions and three different buyers, so the first useful question here is never how much. It is which of the three you are actually after.
