Investment Property in Montague

Numbers before emotion, and an honest read of the property. When it does not work, I say so.

Three Products, and They Do Not Behave Alike

Most people picture White Lake, and White Lake is a third of this town. The White River carries its own frontage, and a Montague address reaches west to Lake Michigan itself out along Old Channel Trail.

Over a long hold those three do not behave as one market. They draw different buyers, they move at different speeds, and what is scarce about each of them is different. Ground near the big lake is scarce for one reason; river frontage is scarce for another.

Which means a decision made on the town name is not really a decision. It is three possible positions bundled under one label, and sorting out which one you are taking is the actual work.

A Purchase That Changes Jobs Over Time

A pattern I see often enough to plan for: a place used personally for a few years, then let out when circumstances change, or the reverse.

That is one purchase with two lives, and the questions are different at the start. Whether a property can comfortably do both is usually settled by things that are hard to change later: whether it works in winter as well as summer, how it is reached when the weather turns, and whether the township permits what you might eventually want to do with it.

A building can be improved. Those three generally cannot, and they are the ones worth checking before you buy rather than when the plan changes.

What I Read Before You Commit

I go and stand on it, and the first thing I settle is which of the three waters it actually is.

Then whether it is built for a season or for a winter, usable frontage against the recorded number, depth at the dock and whether a dock is permitted, what the building will need over years, and what the road does when the weather turns. On river frontage, what the current and the bank are doing.

Where short-term letting is part of it, what the township permits comes first and that is on its own page.

More than $4 million in closed sales over my last twelve months, up from under a million the year before. I was born here and have lived here my whole life, which is how I know which of the three you are actually being shown.

This describes the property questions I check. It is not investment, tax or legal advice, and nothing here is a projection of returns. Those are for your own lender, accountant and attorney.

Before You Commit

Tell me which of the three you think you want and what you expect it to be doing in ten years. If those two do not match, better to find out now.

Frequently Asked Questions

Does it matter which water I buy on if I am holding it?

It is close to the whole decision. The three here draw different buyers and what makes each one scarce is different, so a choice made on the town name is not really a choice. Sorting out which position you are taking is the work worth doing before comparing properties.

Can I use it myself now and let it out later?

It is a common shape and worth planning for at the start. Whether a property can do both usually comes down to whether it works in winter as well as summer, how it is reached when the weather turns, and what the township permits. A building can be improved; those three generally cannot.

Will you give me a projection of what it will be worth?

No, and I would be cautious about anyone who does without knowing your finances. I will tell you what the property actually is, what it will need over time and what a future buyer is likely to check. The numbers belong to you and your accountant.

What investment property looks like in Montague

Three waters in one town: White Lake and the channel, the White River, and Lake Michigan out along Old Channel Trail.

Most people searching Montague are picturing White Lake, and White Lake is a third of it. The White River flows into it and carries its own frontage, and a Montague address reaches west to Lake Michigan itself out along Old Channel Trail.

Those are three products with three sets of questions and three different buyers, so the first useful question here is never how much. It is which of the three you are actually after.
