Selling Your Home in West Michigan

The marketing starts before your home reaches the MLS, so buyers are already waiting rather than still to be found.

What would I walk away with?

Slide the bars or type your numbers. Everything updates as you go.

Your lender gives the exact payoff. Your latest statement gets you close.

Commission is negotiable and is whatever you and I agree to in your listing agreement. Whether it also covers the buyer's agent can change the total a lot, so I go over yours with you, line by line.

Help with the buyer's closing costs, or repairs after inspection.

This is an estimate, not a closing statement. Your final numbers come from your lender (the exact payoff) and the title company (the closing statement). Property tax prorations, final utility bills and any liens aren't included. Michigan transfer taxes are set by state law; the title policy uses a published Michigan schedule (Fidelity National Title (Chicago Title's sister company), Michigan residential schedule, Dec 2022), and your title company's quote is the one that counts.

Want a closer estimate?

I'll run it with homes like yours that actually sold, your real payoff and a title quote, and walk you through every line. It's still an estimate: your final numbers come on your closing statement, and things like commission, repairs and prorated taxes can change them.

Most Agents Start the Day the Sign Goes In

That is the whole difference, and it is worth being plain about it. The standard version of this job is: list the home, put it on the MLS, and wait for another agent to bring a buyer. Everything else is decoration on that.

Dining room in a Cape Cod home with hardwood floors and a table set beneath a window
One of my own listings on Montague Avenue in Muskegon. A buyer two hours away decides from photographs like this one, which is why they get made properly before anything goes live.

The Lakeshore Demand Method starts earlier. Presentation is built while the home is still being prepared, and paid, targeted marketing runs to likely buyers before it reaches the MLS. So the listing arrives to an audience instead of to silence.

That matters here specifically. The buyer for a lake place is usually two or three hours away and is not refreshing the MLS at nine in the morning. They have to be found and shown, which is work somebody has to actually do.

What You Get, Every Week

A written report. Showings, feedback, and how the campaign is performing. Every week, whether the news is good or not. You should never have to ring me to find out where things stand, and you should never learn something important a fortnight late.

An honest read on what the feedback means. Three showings and no offers says something specific, and it is usually about price or about one fixable thing. I will tell you which.

And the right to cancel at any time if you are not satisfied with my work. I would rather stand behind the work than lock you into it.

Read the whole selling process for what happens at each stage, including what you sign and when.

Selling on the Water Is Its Own Job

A waterfront listing is not a normal listing with a nicer view. The buyer pool is different, it is mostly out of the area, and it decides on things a photograph handles badly.

Which means the marketing has to answer the questions a serious buyer actually has: what the frontage is like, what the access is like, what the water does through the year. A listing that shows a sunset and nothing else attracts people who like sunsets. A listing that answers the real questions attracts people who are ready to buy.

Same applies to land. Buildability, access and what a seasonal road means are the things that sell a parcel or stall it.

Frequently Asked Questions

How is your marketing different?

It starts before your home reaches the MLS rather than the day the sign goes in. Presentation is built while the home is still being prepared, and paid targeted marketing runs to likely buyers first, so the listing arrives to an audience rather than to silence. The first week is the one you never get back.

How often will I hear from you?

A written report every week covering showings, feedback and campaign performance, whether the news is good or not. Not a phone call when there happens to be news.

What if I am not happy?

You can cancel at any time. I would rather stand behind the work than rely on an agreement to keep you.
