Selling Your North Muskegon Home
The marketing starts before your home reaches the MLS, so buyers are already waiting rather than still to be found.
Your Buyer Is Probably Not From Here
A peninsula is finite. There is a fixed amount of it, nobody is making more, and that shapes how a sale here actually works.
Somebody who wants this specific geography has usually been watching for it, and they are often watching from Grand Rapids, from Chicago, or from further out. They are not going to happen past your yard on a Sunday drive.
So the scarcity works in your favor only if the right person finds out the property exists. A listing that waits on the MLS for the neighborhood to notice is relying on the smallest possible audience in a market whose real buyers live somewhere else.
That is the reason I start marketing before a sign goes in the ground rather than after.
Where would you like to start?
Which Shore You Are Selling Decides Who Wants It
North Muskegon has water on both sides, and the two shores are not the same purchase.
Muskegon Lake to the south is the larger, more open water, and it connects through to Lake Michigan. A boat kept there has a route out to the big lake. For a certain buyer that route is the entire reason they are looking at this town at all.
Bear Lake to the north is smaller and quieter in the evening. That is its own appeal, and it belongs to a different person with different questions.
A listing that says waterfront and stops there has chosen neither of them. It asks both buyers to work out for themselves whether this is the thing they wanted, and buyers who have to work that out usually move on to the next listing instead.

Tamera was the best ever! Give that woman a raise!
Going with Tamara as our realtor was a fantastic decision! She is honest, calm, professional, and a fantastic listener. I would most definitely recommend her to anyone!
What Happens Before the Sign Goes In
I go and read the property first, because what I find is what the marketing gets built out of.
I measure usable frontage against the recorded figure and check where your lines actually run. I look at the bottom where somebody would swim, which buyers price even though nobody writes it down. I check depth at the dock and whether a dock is permitted at all. I look at access in every season and find out who maintains it.
Then the marketing starts, and it starts early. The Lakeshore Demand Method puts your home in front of a paid and targeted audience before it reaches the MLS, so there are buyers already waiting rather than buyers still to be found. Most agents begin the day the sign goes in, and on a peninsula whose buyer pool mostly lives elsewhere, that gap costs real money.
More than $4 million in closed sales over my last twelve months, up from under a million the year before. I was born here and I have lived here my whole life, which is a different thing from having read about the market.
Then You Hear From Me Every Week
You get a written report every week, whether the news is good or not. Showings, feedback, what the traffic is doing, and what I think we should change.
If you are not satisfied with the work, you can cancel at any time. I would rather earn the listing every week than hold you to a document.

Frequently Asked Questions
Does being on a peninsula help or hurt when I sell?
It helps, as long as the right buyer hears about the property. Supply is genuinely limited here because there is no more land to bring to market, and that scarcity supports your price. The risk is that the people who want this geography often live in Grand Rapids or Chicago rather than down the road, so a listing that relies on local foot traffic is fishing in the smallest part of the pond.
Does it matter which shore my home is on?
It changes who your buyer is. Muskegon Lake is the larger, more open water and it connects through to Lake Michigan, so a boat there has a route out to the big lake. Bear Lake is smaller and quieter in the evening. Those appeal to different people, and the marketing should speak to one of them clearly rather than to both vaguely.
What does marketing before the MLS actually mean?
It means your home goes in front of a paid, targeted audience while we are still preparing the listing, so interest is building before the public launch rather than starting from zero on day one. When the listing does go live it arrives to an audience that already knows it exists.

A peninsula with water on both sides: Bear Lake to the north, Muskegon Lake and the route to Lake Michigan to the south.

A peninsula is also finite. There is a fixed amount of it and no way to make more, which is why being ready before you need to be matters more here than it does further inland.
