Buying With a VA Loan in Whitehall

You earned it. The part that goes wrong out here is rarely the loan, it is the property, and that is the part I read before you offer.

In Town or Out West Changes What Gets Inspected

A Whitehall address can mean the city and the marina, the White River, Duck Lake, or ground five miles west toward the Lake Michigan shore.

Close to the city you are usually on municipal water and sewer. Further out it is generally a well and a septic system, and that changes what has to be looked at and what can hold a closing up.

Neither is better and both sell well here. What matters is that a well and a septic are condition questions with answers, and the time to get those answers is before your offer rather than when an appraisal or an inspection raises them with a move date already booked.

VA's basic standard is that a property be safe, sanitary and structurally sound, and the notice of value lists anything falling short of it. Knowing in advance which of those two Whitehalls you are buying in tells you what that list is likely to contain.

Pick the Water Before You Pick the House

If you are coming from somewhere else, the four-way split here is the thing most likely to cost you a weekend.

One local fact settles a lot of it. A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so if keeping a boat and running it out is part of the plan, a set of otherwise appealing properties is already ruled out.

Nobody hides that and nobody volunteers it either, because locally it is just how things are. From a distance it is invisible until somebody says it, which is the kind of thing worth asking about before you narrow a search rather than after.

What I Establish Before You Write Anything

Which water it is on and what that water can do, first, because the rest follows from it.

Then whether it is municipal service or a well and a septic, the condition of the things an appraiser will look hardest at, usable frontage against the recorded figure where there is water, and what the road is like in February rather than July.

If you are buying at a distance I do that before you travel, so your time off is spent deciding rather than discovering.

More than $4 million in closed sales over my last twelve months, up from under a million the year before. I was born here and have lived here my whole life, which is how I know what your road does in winter.

This describes the property questions I check. It is not lending, legal or tax advice, and nothing here is a statement of VA program rules. Those belong to your lender or to the VA directly.

Before You Offer

Tell me what you want to be able to do and what your timeline is, and I will tell you which part of this town you are actually describing.

More about the town is on the Whitehall area page, the wider approach is at VA and military buyers, and the buying process is at how buying works.

Frequently Asked Questions

Does a well and a septic complicate a VA purchase?

They are normal out here and they are condition questions rather than obstacles. VA asks that a property be safe, sanitary and structurally sound, so what matters is the state of them rather than their presence. The useful thing is getting those answers before your offer instead of when a move date is already booked.

I want to keep a boat. Does that narrow my search?

It does, usefully. The dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so open water is not reachable from every attractive property here. Knowing that at the start removes listings that would otherwise cost you a weekend to rule out.

Can you handle most of this while I am still somewhere else?

That is the normal situation rather than an exception, and it is what I am set up for. I read the property and report what is actually there, including the times the honest answer is not to travel for it. Anything about entitlement, funding fee or qualification goes to your VA lender rather than to me.

Whitehall

What va / military looks like in Whitehall

Four waters on one address: White Lake and the channel, the White River, Duck Lake, and Lake Michigan five miles west of the city.

Whitehall and Montague together are what locals call the White Lake area, one place with two names on opposite shores. Whitehall is the south side, with Goodrich Park and the municipal marina running along the water downtown.

One fact decides a lot of purchases here. A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so Duck Lake reaches the big lake as water and not as a route. White Lake does, through the channel.
