Buying With a VA Loan in Montague

You earned it. The part that goes wrong out here is rarely the loan, it is the property, and that is the part I read before you offer.

Seasonal and Year-Round Look Alike in Photographs

A good deal of what sits near the water here was built to be used in summer, and some of it has been brought up to live in year round while some of it has not.

From a listing those can look like the same house. The difference is in heating, insulation, plumbing that has to survive a winter, and whether the road is maintained when it snows.

That difference matters more when a VA loan is attached, because the standard is that the property be safe, sanitary and structurally sound, and a place genuinely built for July can meet that awkwardly. The notice of value lists whatever falls short, and that is a conversation much better had before an offer than after.

Plenty of seasonal places here are excellent buys. They are simply a different purchase, and it is worth knowing which one you are making.

And Which of Three Waters You Are Buying Near

Most people picture White Lake, and White Lake is a third of this town. The White River carries its own frontage, and a Montague address reaches west to Lake Michigan itself out along Old Channel Trail.

They are three different places to live, with different prices and different winters. Somebody arriving from elsewhere who has pictured one of them without noticing can spend a long time comparing properties that were never comparable.

Deciding which one you actually want, before looking, usually widens what you can afford rather than narrowing it.

What I Read Before You Write Anything

I go and stand on it, and the first thing I settle is whether this is a house for a winter or a house for a season.

Then which of the three waters it is, usable frontage against the recorded number, the condition of what an appraiser will look hardest at, and what the road does when the weather turns. On river frontage, what the current and the bank are doing.

If you are not local yet, I do that before you travel, and I tell you when the answer is that this one is not worth your leave.

More than $4 million in closed sales over my last twelve months, up from under a million the year before. I was born here and have lived here my whole life.

This describes the property questions I check. It is not lending, legal or tax advice, and nothing here is a statement of VA program rules. Those belong to your lender or to the VA directly.

Before You Offer

Describe the Saturday you are buying and whether this is a year-round home, and I will tell you which part of Montague you are describing.

More on the three waters is on the Montague area page, the wider approach is at VA and military buyers, and the buying process is at how buying works.

Frequently Asked Questions

How do I tell a seasonal cottage from a year-round house?

Usually not from the listing, which is the problem. It comes down to heating, insulation, plumbing that survives a winter and whether the road is maintained when it snows. It matters more with a VA loan attached, because the standard is that the property be safe, sanitary and structurally sound and a place built for July can meet that awkwardly.

Are seasonal properties worth considering at all?

Plenty of them are excellent buys. They are simply a different purchase with a different set of questions, and sometimes a different route to financing them. The mistake is not choosing one, it is choosing one without realizing that is what you did.

I am not in Michigan yet. How much can you do without me?

Most of it. I read the property and tell you what is genuinely there, including when it is not worth traveling for. For your entitlement, funding fee or what you qualify for, that is your VA lender's work and specific to your file, so I will not guess at it.

Montague

What va / military looks like in Montague

Three waters in one town: White Lake and the channel, the White River, and Lake Michigan out along Old Channel Trail.

Most people searching Montague are picturing White Lake, and White Lake is a third of it. The White River flows into it and carries its own frontage, and a Montague address reaches west to Lake Michigan itself out along Old Channel Trail.

Those are three products with three sets of questions and three different buyers, so the first useful question here is never how much. It is which of the three you are actually after.
