Buying Land in Whitehall, Michigan

Vacant land is where buyers get hurt. I walk the parcel, and on a back lot I time the walk to the water.

Where the Parcel Sits Decides Everything Else

A Whitehall address covers four waters and a lot of ground, which is exactly why two parcels with the same town name on them can be completely different propositions.

Near the city, you are close to the water at the marina and to everything downtown, on smaller lots and a tighter footprint.

Along the White River, which crosses the northwestern part of the township before it reaches White Lake, the questions are river questions: what the ground does through the year, and where a building is allowed to sit relative to the water.

Out toward Duck Lake and the Lake Michigan side, roughly five miles west of the city, it is a different landscape again and a different drive.

Work out which of those you are actually looking at before you compare prices, because the price is not telling you.

The Questions That Decide a Parcel

Buildability first. Can the thing you are picturing go there, at a cost you would accept. Everything else is downstream of that answer.

Septic and well. You are usually not on municipal services out here. What the ground will take, and where the drain field can sit, shapes the site plan before an architect touches it.

Setbacks and what governs the parcel. Township rules, and anything particular to water frontage, decide where a building is permitted rather than where you would like it.

Access, and access in February. Who maintains the route, and whether it is plowed. A seasonal road is a real category here and not a deal breaker if you plan for it.

Where the lines actually run, against what the listing implies.

I walk parcels before anybody offers, and you hear what I found rather than what the listing says.

In their words

I had a very specific idea of what we wanted. An unspoiled piece of lakefront land on a wooded lot. I quickly learned that finding such a property is like looking for a needle in a haystack. Tamara diligently stayed on the search for our dream property and was always on the lookout for us... When that perfect property finally came up, Tamara knew it was the one. She called us from her car urging us to come up and see it immediately.

If the Water Is Part of the Plan

One fact about Duck Lake is worth having before you buy ground near it. A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan. Duck Lake runs into the big lake as water and not as a route, so if the picture in your head involves a boat going out, that is the wrong water for it.

White Lake is the other answer. It reaches Lake Michigan through the channel, so a boat there does have a way out.

And if the parcel reaches water over somebody else's ground rather than touching it, the questions are the same everywhere: who maintains the access, what is permitted at the water end, how many parcels share it, whether a dock is included, and whether any of that is recorded. Then the honest one, which is how long the walk actually is. I walk them and I time them.

The Town You Would Be Building Near

Goodrich Park runs along the water downtown with the White Lake Municipal Marina: a path by the water, a splash pad, a playground and a picnic shelter.

Fetch Brewing is in the old 1912 State Bank with the vault still inside. Hanson Hill Waterfront Grill sits on the water, in the spot people still call Mylan's. Pekadill's has done ice cream and sandwiches since 1983.

The paved rail trail runs through, and there is an old caboose sitting beside it by the White Lake Area Chamber of Commerce. It is not on anybody's list. You come across it.

Frequently Asked Questions

If I buy land near Duck Lake, can I run a boat out to Lake Michigan?

No. A dam under the Scenic Drive bridge blocks the route between Duck Lake and Lake Michigan, so the two are joined as water and not as a boat route. If open-water access is part of the plan, White Lake is the water that reaches Lake Michigan through the channel.

Are all Whitehall parcels close to the city?

No. A Whitehall address covers a lot of ground, from near the city and the marina, out along the White River, and west toward Duck Lake and the Lake Michigan side about five miles from the city. Two parcels with the same town name can be a long way apart and very different purchases.

What decides whether a parcel is worth buying?

Buildability first: whether what you are picturing can go there at a cost you would accept. Then septic and well, because the ground decides where a drain field can sit and that shapes the whole site plan. Then setbacks, how you reach it in every season, and where the boundary lines actually run.

Four waters on one address: White Lake and the channel, the White River, Duck Lake, and Lake Michigan five miles west of the city.

Whitehall and Montague together are what locals call the White Lake area, one place with two names on opposite shores. Whitehall is the south side, with Goodrich Park and the municipal marina running along the water downtown.

One fact decides a lot of purchases here. A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so Duck Lake reaches the big lake as water and not as a route. White Lake does, through the channel.
