Selling a Home During Divorce in Twin Lake
A sale two people have to agree on, handled evenly, with both sides told the same thing at the same time.
The Season and Your Timeline Rarely Agree
Around these lakes the market has a shape to it. Warm weather brings out both the properties and the people picturing a summer on the water. Cold weather thins both sides considerably.
A divorce runs on its own clock, set by attorneys, agreements and courts, and that clock has no interest in whether it is June or February.
So the two of you may face a real choice: list when the process is ready, or wait for when the market is. Neither answer is automatically right, and the cost of each is worth knowing in actual terms rather than as a feeling.
Sometimes waiting is worth real money. Sometimes the cost of staying tied together through another season outweighs it by a long way. That is your decision and your attorneys', and what I can do is make sure it is made with the numbers in front of you.
Where would you like to start?
What the Property Actually Is, Settled Early
There is a question here that has to be answered before any value is agreed, and it catches people out.
Some parcels around these lakes touch the water and others reach it over a shared easement, a deeded right or a walking trail, and all of them get described in the same words. Those are worth materially different money.
If a buyout figure or a settlement is built on an assumption about that, and the assumption turns out to be wrong, the agreement built on top of it is wrong too. It is far cheaper to establish at the start than to unpick later, and it is the first thing I check.

Going with Tamara as our realtor was a fantastic decision! She is honest, calm, professional, and a fantastic listener. I would most definitely recommend her to anyone!
The Same Facts, to Both of You
I walk the route to the water and time it rather than estimating, and I read the documents rather than repeating what either of you was told when you bought.
Then which lake it actually reaches, usable frontage against the record, depth where a dock sits and whether one is permitted, and what the building needs. All of it in writing, to both of you, at once.
I do not take a side and you will get the same answer whichever of you asks. Where something is a legal question it goes to your attorneys rather than becoming my opinion.
More than $4 million in closed sales over my last twelve months, up from under a million the year before.
General information about how these sales run. Not legal or tax advice; your attorneys handle the divorce and I handle the property.
Then the Signing, Which Does Not Wait for Either of You
From the first offer onward, both of you may be asked to sign at several points, each with a date attached. Offers, counters, addenda, disclosures, inspection responses, closing.
If you are communicating through attorneys, or one of you has already moved, two signatures inside forty-eight hours is a genuine problem unless somebody planned for it.
So it gets planned. You both know what is coming and roughly when, and nothing lands as a surprise demand that one of you has to chase the other about.

Frequently Asked Questions
Should we wait for summer to sell?
Sometimes it is worth real money and sometimes the cost of staying financially tied through another season outweighs it comfortably. The honest answer depends on your property and your timeline rather than on a rule, and it is a decision for you and your attorneys. What I can do is put the actual numbers for both routes in front of both of you.
Our settlement assumed a value. What if that was wrong?
It is worth checking before anything is finalized, particularly here. Whether the parcel touches the water or reaches it over shared ground changes the value materially, and those get described identically in listings. An agreement built on the wrong assumption about that is expensive to unpick afterward.
Can you work with us if we are only communicating through attorneys?
Yes, and a fair number of these run that way. Everything goes to both sides in writing at the same time, nothing depends on one of you passing a message along, and the points where you will each need to sign are planned in advance so no deadline rests on a direct conversation.
Twin Lake
What divorce sale looks like in Twin Lake
Several connected lakes and a quiet town, where the real question is whether a parcel touches the water or reaches it over shared ground.
Twin Lake itself is two lakes rather than one, and there is Middle Lake, West Lake and Big Blue Lake, the deepest inland lake in Muskegon County, with smaller ones between them. They are a short drive apart and they are not interchangeable.
Some parcels run down to the water and others reach it over a shared easement or a walking trail. Both get advertised as lake access, they carry different rights, and no photograph tells you which one you are looking at. I walk the route and I time it.
