Selling a Home During Divorce in North Muskegon
A sale two people have to agree on, handled evenly, with both sides told the same thing at the same time.
The Number Is Probably Higher Than Either of You Thinks
On this peninsula the house is frequently the largest single thing a couple owns, and the figure in both your heads is often years out of date.
Ground here is finite and nobody is adding more, so what has happened to value is not what either of you remembers from the last time it came up. I see couples negotiating against a number from a refinance years ago without realizing it.
That matters because it changes what is actually possible. If one of you hoped to keep the house, the buyout figure may be well beyond what was assumed. If you both assumed selling was the only route, there may be more room than you thought.
Either way, a current number with the reasoning attached is the thing that makes the rest of the conversation real rather than theoretical.
Where would you like to start?
Keeping It Is Harder Here Than It Looks
Where one party wants to stay, scarcity works against them twice.
Once because the buyout is calculated on a value that scarcity has pushed up. And again because if the house does sell, finding something comparable on the same peninsula is genuinely difficult, so the person leaving is often looking further afield than they expected.
I would rather say that at the start than let it emerge after an agreement has been built on the opposite assumption. It is not an argument for either outcome. It is simply a fact about this particular market that deserves to be on the table while there are still choices.

Going with Tamara as our realtor was a fantastic decision! She is honest, calm, professional, and a fantastic listener. I would most definitely recommend her to anyone!
The Same Facts, to Both of You
I go and read the property properly: which shore it is on and what that means for value, usable frontage against the recorded figure, depth where a dock sits and whether a dock is permitted, and what the house will need in the next few years.
Then that goes to both of you, in writing, at the same time. Not a version each. A decision built from one honest picture holds up; a decision built from two half-pictures gets reopened, usually at the worst moment.
Where something is a legal question it goes to your attorneys and I say so rather than offering an opinion. I do not take a side, and I will give you the same answer whichever of you asks me.
More than $4 million in closed sales over my last twelve months, up from under a million the year before.
General information about how these sales run. Not legal or tax advice; your attorneys handle the divorce and I handle the property.
Both Signatures, Often at Short Notice
A sale needs both of you at more points than most people expect, and most of them arrive with a deadline on them.
Offers, counters, addenda, disclosures, inspection responses and the closing paperwork. When one of you has already moved, possibly off the peninsula entirely, a document needing two signatures inside two days stops being routine.
So it is planned rather than chased. You both know in advance what is coming, how it reaches you and roughly when, and neither of you has to contact the other to keep a date. That is usually what stops a sale like this coming apart over something procedural instead of something that mattered.

Frequently Asked Questions
One of us wants to keep the house. Is that realistic here?
Sometimes, and it is worth testing against a current number rather than an assumed one. Ground on this peninsula is finite, so values have often moved further than either party realizes, which pushes the buyout figure up. That is not an argument against keeping it. It is the fact the decision has to be made from.
Will you give one of us a different answer than the other?
No. You both get the same written information at the same time, including the parts neither of you wants to hear. I am not taking a position on anything between you, and a decision built from one honest picture is simply the one that holds rather than getting reopened later.
We are barely speaking. Does that stop a sale?
It does not, and it is more common than you would think. What it changes is how the process has to be run: everything in writing to both of you, nothing relying on one of you passing a message along, and the signing points planned in advance so no deadline depends on a conversation neither of you wants to have.
North Muskegon
What divorce sale looks like in North Muskegon
A peninsula with water on both sides: Bear Lake to the north, Muskegon Lake and the route to Lake Michigan to the south.
The two shores are not the same purchase. Muskegon Lake to the south is the larger, more open water and it connects through to Lake Michigan, so a boat there has a route out to the big lake. Bear Lake to the north is smaller and quieter in the evening.
A peninsula is also finite. There is a fixed amount of it and no way to make more, which is why being ready before you need to be matters more here than it does further inland.
