Selling Land in North Muskegon
Buyers get nervous about land, and a nervous buyer offers low. Showing what the parcel actually carries is most of the job.
A Lot Here Is Rarely Just a Lot
A peninsula is finite. There is a fixed amount of it, nobody is making more, and that changes what you are actually selling.
In most places a vacant parcel competes with other vacant parcels. Here it competes with the fact that somebody who wants to be on this ground has almost no other way to get there. That is a materially different negotiating position, and it is regularly given away by listing the parcel as though it were ordinary.
The buyer is often not a land buyer at all. It is somebody who wants this location and has worked out that building is the only remaining route to it, and sometimes it is a builder who already knows that. Neither is browsing vacant-land listings.

What Has to Be Settled Before Somebody Will Pay for Location
Scarcity supports your price. It does not answer a single practical question, and the questions are what an offer actually rests on.
What the lot will carry, given its size and what sits around it. Where water and sewer or septic stand, which on a built-up peninsula is a different question from one out in the country. Where the lines truly run, against the record rather than against a fence or a hedge somebody planted decades ago. What the setbacks leave you once the shape of the parcel is taken into account.
On a tight lot those answers do not just affect the price. They decide whether a buyer can build the thing they are picturing at all, and a buyer who cannot get that answer moves on rather than asks.

What I Do Before It Lists
I walk it, including the back of it, and I read it the way somebody planning to build will have to.
I check where the lines actually run against the record, what the parcel will realistically carry, how access works in every season and who maintains it, and which water it faces where that applies, because on this peninsula that is never a detail.
Then the marketing goes where the buyer actually is. The Lakeshore Demand Method puts the parcel in front of a paid and targeted audience before it reaches the MLS, and on land that audience deliberately includes builders and people who have been watching this specific geography, not only people browsing lots.
More than $4 million in closed sales over my last twelve months, up from under a million the year before. Reading parcels is the work I am known for on the buyer side, which is exactly why it is worth something on yours.
Then a Written Report, Every Week
You get a written report every week, whether the news is good or not, with who came, what they asked and what I want to change.
You can cancel at any time if you are not satisfied with the work.

Frequently Asked Questions
Who buys a vacant lot on the peninsula?
Usually somebody who wants this location specifically and has realized building is the only way left to get it, and sometimes a builder who worked that out earlier. Neither of them is browsing land listings, which is why marketing that waits to be found does badly here even when the parcel is good.
Does scarcity mean I can just price it high?
Scarcity supports the number, it does not prove it, and it answers none of the practical questions. A buyer still has to know what they can build, where the lines run and what the setbacks leave them. Scarcity plus unanswered questions produces a slow listing at a strong price, which is not the same as a sale.
Should I have anything surveyed or tested before listing?
It depends on which question is actually in the way. On a tight parcel where what fits is the whole issue, having that answer ready can be the difference between offers and silence. On others it is money spent proving something nobody was worried about. I will tell you which yours is before you spend anything.
North Muskegon
What selling land looks like in North Muskegon
A peninsula with water on both sides: Bear Lake to the north, Muskegon Lake and the route to Lake Michigan to the south.
The two shores are not the same purchase. Muskegon Lake to the south is the larger, more open water and it connects through to Lake Michigan, so a boat there has a route out to the big lake. Bear Lake to the north is smaller and quieter in the evening.
A peninsula is also finite. There is a fixed amount of it and no way to make more, which is why being ready before you need to be matters more here than it does further inland.
