Buying a Home in North Muskegon
I read the property in person before you spend a Saturday on it, then tell you what I found.
Supply Is the Whole Story Here
A peninsula has a fixed amount of ground on it. Nobody is adding more, and that single fact shapes every part of buying here.
It means the number of homes available at any moment is small, and that the good ones are often seen by people who have been watching this specific geography for a year or more. They are not deciding whether they want North Muskegon. They decided that a while ago and have been waiting.
So the competition you face is rarely casual. Which means the difference between getting a property and hearing about it afterward is usually readiness rather than money.
Ready Means Specific Things, Not a Feeling
Being ready is not the same as being keen, and it is worth knowing exactly what it consists of before something comes up.
A current pre-approval rather than an old one, so a seller can rely on it. A clear answer on which shore you want, because Muskegon Lake and Bear Lake are different purchases and hesitating between them costs you days. A view already formed on what you would do about the things a house of this age is likely to need.
And a decision made in advance about what would make you walk away, because deciding that under pressure is where people either overpay or freeze.
None of that requires a house to exist yet. All of it takes time you will not have later.

Tamara was absolutely the best and easiest Realtor to work with. First time buying a house and she made the process easy to understand and simple. Would highly recommend to anyone in the market!
What I Do Before You Drive Up
I go and read the property myself, and tell you what I find, including when what I find means not bothering.
On this peninsula that means which shore it is on and what a boat can do from it, usable frontage against the recorded figure where there is any, what the house is likely to need given its age, and what the access is like in February rather than July.
That matters more where supply is thin, because scarcity pushes people into deciding fast, and deciding fast on a property nobody has actually inspected is how a good market becomes an expensive mistake.
More than $4 million in closed sales over my last twelve months, up from under a million the year before. I hold the Accredited Buyer's Representative designation from the National Association of REALTORS®.
Start the Conversation Before the Listing Exists
The useful version of this begins months before anything is for sale, when we can work out exactly what you are waiting for and I can watch for it properly.

Frequently Asked Questions
Why is there so little for sale here?
Because it is a peninsula and the ground is finite, so the supply of homes is structurally small rather than temporarily low. That will not change with the market. It means watching patiently and being ready to act matters more here than it does inland, where waiting usually produces another option next month.
Do I need to decide which shore before I start looking?
It helps enormously. Muskegon Lake is larger, more open and connects through to Lake Michigan, so a boat there has a route out. Bear Lake is smaller and quieter in the evening. Those attract different buyers at different prices, and hesitating between them when something comes up costs you the days that decide it.
How fast do I have to move?
Faster than most people expect, which is exactly why the preparation happens beforehand. A current pre-approval, a settled view on which shore, and a decision already made about what would make you walk away mean you can act quickly without acting carelessly. I will still go and read the property first.
North Muskegon
What buying a home looks like in North Muskegon
A peninsula with water on both sides: Bear Lake to the north, Muskegon Lake and the route to Lake Michigan to the south.
The two shores are not the same purchase. Muskegon Lake to the south is the larger, more open water and it connects through to Lake Michigan, so a boat there has a route out to the big lake. Bear Lake to the north is smaller and quieter in the evening.
A peninsula is also finite. There is a fixed amount of it and no way to make more, which is why being ready before you need to be matters more here than it does further inland.
