Buying a Home in Montague
I read the property in person before you spend a Saturday on it, then tell you what I found.
Three Markets, Three Different Speeds
Most people searching Montague are picturing White Lake, and White Lake is a third of it. The White River carries its own frontage, and a Montague address reaches west to Lake Michigan itself out along Old Channel Trail.
They do not behave alike. They come up at different rates, draw different buyers, and move at different speeds once they do. Something on the big lake side can sit while something on White Lake goes in a week, or the reverse, and neither tells you anything about the other.
So a general feeling about how hot or slow Montague is will mislead you, because you are only ever really in one of the three.
Deciding Which One Widens Your Options
People assume that narrowing means fewer choices. Here it usually means the opposite.
Somebody who says lake and means any water spends months comparing a river bank against a dune lot against White Lake frontage, which are not comparable, and concludes that nothing is right. Somebody who has decided they want the river sees every river property clearly and often finds their money goes further than they expected.
The useful exercise is not price, it is the Saturday. Describe what you want to be able to do on it. The answer picks the water for you, and from there what is realistic at your number becomes a straightforward question rather than a fog.

Tamara was absolutely the best and easiest Realtor to work with. First time buying a house and she made the process easy to understand and simple. Would highly recommend to anyone in the market!
What I Do Before You Drive Up
I go and stand on it, and tell you what is actually there rather than what the photographs imply.
Usable frontage against the recorded number, the bottom where somebody would swim, depth at the dock and whether a dock is permitted, and access in every season. On river frontage I look at what the current and the bank are doing, and out toward the big lake, what the walk to the beach and the road in winter really involve.
Including the times it means telling you not to bother driving up.
More than $4 million in closed sales over my last twelve months, up from under a million the year before. I was born here and have lived here my whole life, which is how I know which of the three you are actually looking at.
Before You Offer
Tell me what the Saturday looks like and I will tell you which water you are describing and what it costs here.

Frequently Asked Questions
Is the Montague market fast or slow right now?
That question does not have one answer here, because the town holds three different products that move at different speeds. Something out toward Lake Michigan can sit while White Lake frontage goes in a week. Once you have settled which of the three you want, the question becomes answerable and worth asking.
Will narrowing to one water leave me with nothing to look at?
Usually the opposite. Comparing a river bank against a dune lot against lake frontage produces months of confusion and a feeling that nothing is right, because they are not comparable. Committing to one makes every property in it legible, and people often find their money goes further than they expected inside it.
How do I tell which water I actually want?
Describe the Saturday rather than the house. Launching a boat, sitting on a quiet bank and walking to the big lake are three different days, and people use the same words for all of them. Once you have said which day you are buying, the water picks itself.
Montague
What buying a home looks like in Montague
Three waters in one town: White Lake and the channel, the White River, and Lake Michigan out along Old Channel Trail.
Most people searching Montague are picturing White Lake, and White Lake is a third of it. The White River flows into it and carries its own frontage, and a Montague address reaches west to Lake Michigan itself out along Old Channel Trail.
Those are three products with three sets of questions and three different buyers, so the first useful question here is never how much. It is which of the three you are actually after.
