Selling Land in Fremont
Buyers get nervous about land, and a nervous buyer offers low. Showing what the parcel actually carries is most of the job.
Here, Land Is Not the Scarce Thing
On the lakeshore a parcel sells partly because there is so little of it. Out here the opposite is true, and pretending otherwise is how a listing sits.
Fremont and the country around it is where the ground is, which means your parcel is one of several a buyer is weighing rather than the only one they have found. Scarcity is not going to do any of the work for you.
What sells here is the parcel that answers its questions first. When a buyer is comparing four properties and three of them require a phone call to find out something basic, the fourth gets the visit. That is most of the advantage available, and it costs nothing but preparation.

What a Buyer Out Here Is Actually Weighing
The questions are different from the lakeshore ones, and there are more of them.
What the ground will carry, for a septic system and for whatever the buyer has in mind. What the soil and the drainage are like, which matters to somebody thinking about animals, crops or an outbuilding rather than just a house. How much road frontage there is and who maintains the road. Whether it can be split, which is a real question on acreage and one buyers ask early. What outbuildings are there and what they are genuinely good for, as opposed to what they used to be.
A parcel that arrives with those answered is not competing on price alone. It is competing as the one the buyer can actually plan around, which is a much better place to be when four listings look similar from the road.

What I Do Before It Lists
My office is here, so walking your parcel is not a trip, it is Tuesday.
I check where the lines truly run against the record, what the ground is like at the back rather than at the gate, what the buildings can carry, how the road and the drive behave in a wet spring, and what the parcel would realistically support for somebody with plans for it.
Then The Lakeshore Demand Method puts it in front of a paid and targeted audience before the MLS, and here that audience deliberately includes people currently searching the waterfront towns, because a buyer who wants acreage and has been pricing frontage is exactly who this suits.
More than $4 million in closed sales over my last twelve months, up from under a million the year before. I work the lakeshore and inland both, which is why I can point a coastal buyer at Fremont and have it land.
Weekly, in Writing
You get a written report every week, whether it was a strong week or a quiet one, with who came, what they asked and what I want to change next.
You can cancel at any time if you are not satisfied with the work.
The wider approach is at selling land and lots, the town is on the Fremont area page, and the buyer side is at land in Fremont.
Frequently Asked Questions
There is a lot of land for sale around here. How does mine stand out?
By being the one a buyer can plan around without making phone calls. When several parcels look similar from the road, the one that already answers what it will carry, who maintains the road and whether it can be split is the one that gets visited. That is preparation rather than price, and it is the cheapest advantage available.
Can I sell part of it and keep the rest?
Often, and it is worth looking at properly before you list rather than after somebody asks. What a split requires varies by township and by the parcel itself, so the answer is specific to your ground rather than general. It sometimes changes what the whole thing is worth, which is a good reason to settle it early.
Do the outbuildings add value or just square footage?
It depends entirely on what they can honestly be used for now, not what they were built for. A sound building a buyer can put to work is a genuine asset and deserves describing properly. One that is past it is better acknowledged than oversold, because a buyer walks through it either way and is left deciding what else was overstated.

What selling land looks like in Fremont
Inland in Newaygo County, where Gerber started in 1927 and where the same money buys land instead of frontage. My office is here.
Fremont is the one town I cover that is not on the lakeshore, and I would rather say so plainly. It has Fremont Lake by town with a public beach, a campground and a boat launch, and M120 runs across to Twin Lake and on toward Muskegon.
The trade is the point. The same budget that gets you a modest cottage on the water will generally get you a house with real acreage here, which is why people who start out searching for lakefront often end up looking at this side of the map.
