Downsizing in Whitehall

The sale and the next place sequenced together, at a pace you set rather than one a calendar sets for you.

Moving In Toward Town Changes the Monthly Arithmetic

A Whitehall address can mean the city and the marina, the White River, Duck Lake, or ground five miles west toward the Lake Michigan shore. For a move like this, which one you land in matters more than the square footage.

Further out usually means more ground, a well and a septic system, and a longer drive to everything. Closer in usually means municipal water and sewer, a smaller lot, and Goodrich Park and the municipal marina within walking distance.

Those are different monthly costs and different amounts of upkeep, not just different drives. Shedding a large lot and a private system is often the practical change people are actually after, and it is worth naming that out loud rather than searching on price alone.

Less to Look After Is a Legitimate Reason on Its Own

Not every move like this is about the money, and the ones that are not still deserve a clear plan.

A large building and a large lot ask for time, attention and expense whether or not all of it is being used. Wanting less of that is a perfectly good reason by itself, and it usually points toward a different kind of property rather than simply a cheaper one.

Where it does come down to money, the two levers are the payment and the tax bill, since a lower assessed value generally means lower property taxes year after year. Whether that works out the way you hope for your situation is a question for your lender and your tax adviser, and I will say so rather than guess at it.

What I Do, in Both Directions

The sale and the purchase have to meet in the middle, so I work both at once rather than finishing one first.

On the sale I establish which water you are actually on and price against that rather than against the town name, because in Whitehall those are very different numbers. I check usable frontage against the recorded figure and what the house will need.

On the purchase I tell you plainly what each part of this town costs to run, not just to buy, including what a well and a septic mean against municipal service.

And a written report every week once it is live.

More than $4 million in closed sales over my last twelve months, up from under a million the year before. I was born here and have lived here my whole life, which is how I know what each street is actually like.

At Your Pace

Tell me what you want less of and what you want more of, and I will tell you which part of this town you are describing.

Frequently Asked Questions

Is it cheaper to run a place in town or out west?

They are different rather than one being always cheaper. Out west usually means a well and a septic, which carry no monthly bill and do carry replacement costs with dates attached. In town usually means municipal service, which is the reverse. Knowing which cost structure you are moving into matters more than comparing two asking prices.

I mainly want less upkeep rather than a cheaper house. Does that work?

It is a perfectly good reason on its own and it usually points at a different kind of property rather than simply a cheaper one. A smaller lot and municipal service shed a lot of ongoing work. Saying that is the goal, rather than searching on price, gets you to the right places much faster.

Will my property taxes actually go down?

Generally a lower assessed value means a lower bill, and that repeats every year. How it lands for your specific situation is a question for your tax adviser rather than for me, and it is worth asking before you commit to a plan rather than afterward.

Whitehall

What downsizing looks like in Whitehall

Four waters on one address: White Lake and the channel, the White River, Duck Lake, and Lake Michigan five miles west of the city.

Whitehall and Montague together are what locals call the White Lake area, one place with two names on opposite shores. Whitehall is the south side, with Goodrich Park and the municipal marina running along the water downtown.

One fact decides a lot of purchases here. A dam under the Scenic Drive bridge blocks the boat route between Duck Lake and Lake Michigan, so Duck Lake reaches the big lake as water and not as a route. White Lake does, through the channel.
